Repair or replace?

Replacing an Aging Service Door Can Pay for Itself

Every repair extends the life of an aging door, and its hidden costs: downtime, labor, energy loss and safety risk. The Janus ROI Guide shows what replacement can return.

  • A 10-dock warehouse investing $225,000 in new rolling steel doors could see about $93,000 a year in operating benefit: a 2.4-year payback and 41% annual ROI*
  • Insulated doors on 4 docks could cut HVAC energy use about 12% in a 100,000 sq ft warehouse, worth $12,000 to $25,000 a year*
  • Rolling steel doors last 25+ years with fewer major repairs, versus replacing lighter-duty doors every 12 to 15 years

Common questions

Questions About Rolling Steel Service Doors

Which service door should I choose: 400, 400HP or 600?

Choose the 400 Series for heavy duty use and high-wind regions, the 400HP when speed and cycle life matter most (up to 24" per second and 400,000 cycles standard), and the 600 when the building needs insulation (R-7.2) to hold its temperature. The 300 Series covers lighter commercial openings up to 16' square.

Are Janus rolling service doors rated for high-wind areas?

Yes. The 400 and 600 Series offer FBC and TDI windload certified options and Miami-Dade County impact certification at +60/-65 PSF (20' x 30' max). Each certification comes with approved stamped drawings. The 400HP is not offered with windload certification.

When should a rolling steel service door be replaced instead of repaired?

Replacement usually makes more sense when a door needs frequent repairs, takes force to open, runs on an outdated operator, no longer seals, creates safety concerns, interrupts daily operations or has passed its expected service life.

How much can insulated doors save on energy?

In the Janus ROI Guide example, replacing 4 uninsulated dock doors with insulated rolling steel doors in a 100,000 sq ft warehouse could cut HVAC energy use about 12%, worth an estimated $12,000 to $25,000 a year. Actual results vary by facility, climate and usage.
