What Should Planned Overhead Door Maintenance Consist of?

1. Regular Inspections

It's important to visually and operationally inspect your doors on a routine basis. This ensures everything looks, sounds and operates as intended. If you notice any damages to your door during a visual or operational inspection, you should immediately cease the inspection and contact a trained door system's technician to assess and repair any damage.

  • Visual Inspections

Visual inspections consist of checking your door's frame condition, door alignment and looking for any dents, dings or visible damage to the door's curtain or door's system components. Visible damage is often much more than a cosmetic issue, making it imperative to call a trained door systems technician to assess any damage when found.

  • Operational Inspections

Because not all damage is easily seen and visible damage can be much more than an issue with aesthetics, it's also important to check your doors operation. This involves opening and closing your door manually. Does it make more noise than normal? Is it hard to open or hard to close? If there's an issue with your door's operation, you should carefully lower the curtain to the closed position if you're safely able and contact a trained door systems technician to assess and repair this damage.

2. Keeping Your Door Clean

While commercial roll-up doors are virtually maintenance free, it's important to keep them clean and free from dust, dirt and debris that could build up causing added wear and tear throughout cycles. When doing this, don't overthink the commercial roll-up door cleaning methods - it's pretty simple!

Best Practices for Cleaning a Commercial Roll-up Door:

  • The Right Product

You don't need an overpriced, high-end cleaner to make your garage doors look brand new. In fact, you probably already have all you need in a cabinet at home. Dawn dish detergent with a little water on a soft cloth is a safe and effective way to clean dust, dirt and debris from your door.

Make sure to avoid oily or abrasive cleaning agents such as vinegar. These cleaning agents can cause a serious mess when applied to a commercial roll-up door.

  • Rinse, Don't Spray

You don't need to pull out the pressure washer to get your doors shining like new, in fact spraying your doors could actually result in damage to it's surface. Instead, drag out that trusty old water hose for a gentle, top to bottom rinse - no spray nozzles needed.

  • Know When it's Time for Replacement

There are some doors that can't be fixed with a simple wash and rinse operation. If your door's malfunctioning, beaten up or dinged beyond repair causing potential harm, it's probably time for a replacement project. With every size, color and option in the book, we can find a the best overhead door to suit your needs.

3. Routine Maintenance

A very important component to an overhead door is it's springs, as they need to be properly lubricated and maintained to ensure the sustainability of the door. That's why we pre-grease springs in the factory and enclose them inside a barrel assembly that protects them from harmful environmental elements. No more routinely greasing your springs! This makes your overhead door virtually maintenance free, not to mention much faster to install with pre-assembled parts in the factory.

By following the above steps and implementing planned overhead door maintenance into your routine, you can ensure your overhead doors will work optimally for years to come.
